North Dallas Sellers
Choosing a listing agent in North Dallas.
The agent you hire sets your price, your timeline and your position in the negotiation. Here are the seven questions we’d ask any listing agent before signing, including us, and our answers.

Where we work
North Dallas isn’t one market.
We mean the Dallas neighborhoods north of Lovers Lane: Preston Hollow, Bluffview, Devonshire, Northwest Dallas (75229 and 75220), 75230 and Far North Dallas. Prices swing hard inside a single ZIP code: in 75230, houses sold for a three-month median of $2,022,917 through September 2026, while condos and townhomes there sold for $250,000.1 Your agent should price your home against the sales on your street, not a North Dallas average.

Seven questions for any listing agent
Which homes have you sold near mine?
A big career number tells you an agent is busy. It doesn’t tell you they know your street.
Our answer: We’ll bring a list of our sales closest to your home, with list price, sold price and days on market for each. We’ve sold homes across North and Northwest Dallas since 1991, more than $750 million together.
How did you get to that price?
The highest suggested price isn’t the best one. You should see the closed sales behind the number and how each was adjusted.
Our answer: We show you every comparable sale we used and every adjustment we made. Our method is laid out in how we price your home.
What happens in the first seven days?
“We’ll put it in the MLS” isn’t a plan. The first week on the market is when a house gets the most attention.
Our answer: Photography, video, early access for buyers who are already looking, and a showing and feedback report every week. The whole plan is in how we market your home.
Who will I actually talk to each week?
With some teams, the name on the sign hands you off to someone else once the agreement is signed.
Our answer: Both of us. We’ve been 50/50 partners since 2007, and every client gets Jeff and Weston from the first call to closing.
How will you handle a low offer, or repairs after the inspection?
North Dallas has shifted toward buyers in many price ranges. Negotiating is where an experienced agent earns the fee.
Our answer: We tell you which terms to hold and which to give, based on what’s selling around you right now. We walk through it in after you accept an offer and the Texas option period.
Can I see what past clients say?
Star ratings are a start. Read the reviews themselves, and look for sellers whose situation looks like yours.
Our answer: Our reviews are on updikepugh.com and Zillow. Ask us, and we’ll connect you with sellers from your part of town.
What’s your fee, and how long is the agreement?
Every term in a listing agreement is negotiable, and you should see what you’ll net before you sign.
Our answer: Our commission is negotiable and written into the listing agreement, and we give you a net sheet showing what you’d walk away with. More in our seller FAQ.
